The task was straightforward: create a premium, market-ready tenancy on Level 17 that could suit multiple industries while showcasing the building’s best attributes. The space needed to pair a hospitality-inspired interior with full workplace functionality: 36 workstations, two generous meeting rooms, quiet focus rooms, a variety of breakout settings and a serene lunch room. Views across the Waitematā Harbour and Queen Street were to be celebrated within a neutral, high-end finish to keep the move simple.

We reused key fixtures and layered in adaptable elements to deliver impact within budget. Planning was organised into clear zones—collaboration, focus and restoration—so teams can choose how they work. Meeting rooms were acoustically treated; technology, data and AV were pre-installed for plug-and-play readiness. Material choices nod to premium hospitality while remaining durable and brand agnostic, and the lunch room was oriented to the views to offer a daily reset.











Level 17 is a sophisticated, flexible workplace that presents as both calm and inspiring. Teams gain a high spec workspace with multiple modes for meetings, focus and informal connection, all punctuated with CBD and harbour views that lift the everyday experience to exceptional.
