Small floor plan, significant impact. We needed to transform a compact 125m2 floor on Level 9 into a high-end, plug-and-play tenancy for small teams. The space requires immediate operational capability with low move-in complexity and broad appeal: an open plan for 8–10 workstations with future growth in mind, one meeting room, and a kitchen/breakout area. It had to feel premium yet neutral, a blank canvas that lets future tenants stamp their identity while enjoying the building’s service-led amenities.

We focused on strategic reuse of base-building services and repurposed fixtures to stretch the budget and reduce waste: a modular workstation layout and calm, brand-agnostic palette to attract a wide range of tenants. Circulation and joinery were refined to maximise the 125 sqm footprint, while the kitchen/breakout area anchors the space, creating a simple yet effective social hub.








Level 9 now presents as a boutique, move-in-ready workplace: light, efficient and easy to occupy. Teams get an intuitive open plan, a sound-controlled meeting room, and a welcoming kitchen/breakout. The outcome is a compact, high-performing tenancy—designed to attract interest and enable productivity from day one.
